We believe that people need more than just a place to live. They need a place to grow. Visionary David Neale has been "building better communities" in the San Jose area for over 30 years.

The Core Companies was formed in 1989 to finds creative urban in-fill affordable housing solutions focusing on locations close to work and recreation in San Jose, California and the South Bay region.

CORE serves the housing needs for both working families who are looking to purchase their first home and also for those working families seeking an affordable, safe environment to raise their families in a rental community located close to work and recreation.

CORE thinks "outside the box" when seeking development solutions that make a difference in a high density urban environment.

CORE works directly with in-house general contracting company, Core Builders, to construct our residential communities that are attractive and of quality design and construction.

By working closely with local non-profit service providers, CORE's affordable housing communities are able to offer additional services and facilities that can greatly enhance quality of life for our residents. Such amenities include: computer rooms, community rooms, on-site job training, library/TV rooms, pools, courtyards with barbecues, on-site daycare and on-site social services.

The company provides pre-development expertise to obtain local entitlements as well as to provide project management services during site acquisition, feasibility analysis and selecting a qualified team of professional consultants to design, develop, construct, lease, manage and/or sell the projects.

CORE develops and constructs projects utilizing financing programs available from Federal, State and Local agencies as well as private institutions.

The office team works closely with the Redevelopment Agency of San Jose as well as the Housing Department of the City of San Jose. Most developments undertaken by CORE qualified for construction and permanent loans from both agencies to enable first time buyers and tenants to qualify for new housing in and around the downtown area.

The company has developed and constructed over 1880 homes and apartment units in communities throughout San Jose and the South Bay are of California.

Core General Contractor Inc., dba Core Builders was founded in 2001.
Core Builders offers comprehensive construction services based on a strong foundation of trust, communication and strategy between builder and owner. The company brings cost effective construction management services to Core Development's affordable multi-family residential and market rate developments in Santa Clara County.

The mission of Core Builders is to understand the needs of the customer and provide pre-construction assistance to consultants so that projects can be constructed on time, on budget and without costly change orders. The Core Builders team is passionate, persistent and quality-driven. Each project is built to the highest standards and passes inspections by owners representatives as well as third party inspectors.

Core Builders success is based on their ability to employ a team approach to construction- each member has worked together in previous jobs with other contractors. This previous experience together gives them the ability to take on large, complex projects concurrently. Cost and scheduling issues are avoided by communicating with the owner and consultants at an early stage to build conceptual budgets and schedules before design.

Because of the complex financing structure of affordable housing projects, a contractor is required to provide detailed reports and project information to many different inspection agencies on each project. Core Builders prides itself on delivering such materials seamlessly into the project schedule.
